Question by Jen: I’m a first time home buyer so all the Real Estate lingo is all so very new to me — can you help me?
The selling agent for the home I made an offer on says: The BPO is in line with my offer. What’s a BPO? She also says: I’m in the final stages of the Short Sale. What does this mean? (Sounds like a good thing). It’s been more than 30 days since I made my offer of $ 3,000 more than the listing price. I don’t know who the lendor is; but how much longer could this approval process take? Any helpful advices are greatly appreciated. Thanks!
I just want this home so much. My realtor says he doesn’t have a doubt in his mind that I won’t get it; as he ran the comps he’s noticed there isn’t any competition in the surrounding areas. The home is listed at $ 90,000 and my offer is $ 93,000.
Thanks, I understand now what the BPO is and a short sale. :) How long do short sales normally take when they are in the final stage and just waiting to get final approval?

BPO = Broker’s Price Option = basically it is an estimate of the property’s value.

Short Sale = the lender is willing to sell the property for less than what is owed on the original loan. You aren’t responsible for making up the difference between your offer and the remaining balance. If there is a second mortgage on the property, the second mortgage lender also has to agree to the short sale.

A short sale is one step before a full foreclosure action is taken on the property. Foreclosure is the same as a repossession. They just don’t tow the house away unless it is on wheels (mostly occurs in the deep south).

What are some good companies to get a part time job at?

I’m just trying to find another part time job for this semester. Right now, I’m going to school part time and working part time at a preschool on campus. But the problem is that the preschool isn’t paying that much and I don’t have a whole lot of hours, but I love it there and I don’t really want to quit. So I’m just wondering if there are any companies that have good part time opportunities.

I have a great internship….what can I do to get a full time job in the company after my internship is over?

I just got an excellent internship at a huge software company that’s very hard to get into. It’s such a privelage and I want to make sure that I’m asked to stay there full time once my internship is over. I’m going to be editing reports, so aside from doing my job to the best of my ability, is there anything else I can do to show that I really value this job and would like a permanent place in the company? The pay is amazing just as an intern, I can’t even imagine what it would be like as a full time employee. They said that there is a very good chance that they hire their interns after the internship is up, and as an FYI, I’m a college graduate so this isn’t a rinky dink school internship. Any help would be great, I really want to be a part of this company!!

Make yourself invaluable to the company. Offer to help whenever you have a chance, even if it isn’t in the area you now work. Ask questions about the company, procedures, just be curious. Always be on time and be willing to work overtime. Volunteer for anything that comes up whether it is working with the company or whether the company is working for the public or another organization assisting to reach their goal. Your chances are pretty good if you got in already. Best of luck to you.

Unemployment keeps rising everyday. Isn’t it time for our government to crack down on these companies breaking the law by hiring illegals? Seems like business as usual. Wasn’t Obama suppose to be for change?

It is way past that time! Heavy fines to people that employ illegals, jail time if they continue to violate this. Send the illegals back to their homes.

Creating a Zip Code – Time Zone Database?

The application that I am developing currently uses the State of our customer to determine what time zone they are in. This works 90% of the time, but there are States that cross time zones .

I’d like to make a Zip Code to Time Zone lookup table, but it seems as though you can’t get this for free. Offers online start at around $ 100, which I’m not willing to pay for and gives me a lot of information I do not need. Where do these companies get this information? I can’t believe this information isn’t available in some form somewhere.

I could abuse one of those zip code lookup sites, but I’m sure they would catch on to me after sending a couple thousand requests.

They get the information by typing it into a computer. They want money because their time is worth something.

You’re pretty cheap to not want to pay $ 100 for that info, since you certainly can’t replicate it yourself and you presumably are charging your customers for your services. Grow up and pony up.
