Question by Jen: I’m a first time home buyer so all the Real Estate lingo is all so very new to me — can you help me?
The selling agent for the home I made an offer on says: The BPO is in line with my offer. What’s a BPO? She also says: I’m in the final stages of the Short Sale. What does this mean? (Sounds like a good thing). It’s been more than 30 days since I made my offer of $ 3,000 more than the listing price. I don’t know who the lendor is; but how much longer could this approval process take? Any helpful advices are greatly appreciated. Thanks!
I just want this home so much. My realtor says he doesn’t have a doubt in his mind that I won’t get it; as he ran the comps he’s noticed there isn’t any competition in the surrounding areas. The home is listed at $ 90,000 and my offer is $ 93,000.

How long do short sales normally take when they are in the final stage and just waiting to get final approval?

BPO = Broker’s Price Option = basically it is an estimate of the property’s value.
Short Sale = the lender is willing to sell the property for less than what is owed on the original loan. You aren’t responsible for making up the difference between your offer and the remaining balance. If there is a second mortgage on the property, the second mortgage lender also has to agree to the short sale.
A short sale is one step before a full foreclosure action is taken on the property. Foreclosure is the same as a repossession. They just don’t tow the house away unless it is on wheels (mostly occurs in the deep south).

I have VACANT(rental) property that has been for sale for awhile. I owe $ 52,000 but the best offer I have gotten is $ 27,000.(I have a default judgement against me because Im so far behind on payments) My Investor/Broker/ listing agent has told me a little about short sale. He says he has worked out a deal with my mortgage company. The BPO is $ 23,000–(there’s a contract for $ 27,000) and Im to sign a promissary note for $ 10,000 to pay with 0% interest over the next 10 years. Im not too sure if this is such a good deal or not. The courts told me I can sell the house(s) until December 1, 2007. Should I hold out for a better deal?

How long do you plan on holding out. If you default, you will get a 1099 for the loan balance for which you will have to claim as income and pay tax on it.

Question by Ryan 1: Which real estate companies are best for new agents?
I’m planning on getting my real estate agents license in the next few weeks. I’ve heard that Century 21 and some other companies have their own courses. Is it better to attend their course or just a regular local real estate school. Also what companies are good for new agents.
Any advice you can give is appreciated! Thanks!
Oh and I’ll be getting my license in Tenessee.

You can take the courses through a state-approved online/correspondence course. In California, it was about $ 150 or so for the basic courses to pass DRE exam. If you are good studying on your own, this is a great way to get through it fast. If you’re better in a classroom environment where you can ask questions, then pursue that option.
I can’t recommend a particular company to hang your license with. You’ll want to research the desk fees, commission splits, what type of new agent training they have available, transaction assistance, etc. There are a lot of not-busy licensed agents right now, so you may be best served finding a small company that will help train you vs. a big name brokerage where you have to pay high fees and no one will speak to you.

There are plenty of low cost discount brokers you could hang your license with. You would want to negotiate a flat monthly or yearly fee as it would not make much sense to work off of a % model.
For those that do not know what a BPO is:
The BPO, or Broker Price Opinion, is a tool used by lenders and mortgage companies to value properties in situations where they believe the expense and delay of an appraisal is not necessary. Real estate brokers are given an order to do a BPO by the lender, mortgage company or loss mitigation company. The broker does either a Drive By BPO or an Internal BPO in most cases. Learn about doing BPOs here, when they are used, the types and requirements of each.

Google is saying that they are pulling out of China because Google doesn’t want the Chinese government spying on human rights activists by using their services. Does anyone think this sounds kind of fishy? Why would a multi-billion dollar company lose billions of dollars just because their government is corrupt?
It sounds to me like it may be a money related issue. As for the whole “hacker attack” thing, I am thinking it’s a lie made up by Google to make themselves not look bad. They claim that a hacker attacked their database along with 30 other companies, this seems really hard to believe.

This is the biggest crock of propaganda ever spewed out of the White House. Google was a major contributor to the Obama campaign. China has the largest Internet population in the world. The *supposed* attack on Google was not sophisticated, if there was one at all which most with half a brain in the US understand. The CIA, SS, APNIC & CERT were all well aware of the so called port scans and “alleged” hacks supposedly originating from “China” and have been so for years, and have done nothing – the block of IP addresses they supposedly came from have contact information that is invalid, and could have easily been set up by anyone, anywhere. APNIC is well aware the IP address is registered with invalid information (FYI, APNIC is in Australia). It is, after all, good for the US economy to sell security software and keep whatever software developers that are left here in the US in work. And why should China worry about it – they do, after all, own 51% of Symantec. The first report of these hacks and scans came from a supposed “Congressional Aide” on some hokey political site over a year ago. This is nothing new. China has the world’s largest Internet population in the world, and Google stands to lose astronomical amounts of potential revenue with porn being their biggest money generating source. Google forgets China is their *customer* and regardless of what WE want and like, it is China’s choice what *they* want and like, and certainly not Hillary Clinton’s. And frankly, China should not and does not care, and will hopefully take it for the stupidity it really is, since there has been NO substantiation to Google’s claim – no details, no information except to say it happened. C’mon now.
