www.liveops.com all these work at home call centers you need a wired high speed internet it can’t be satellite it has to be dsl or cable. Also there are other at home call centers you can have her go to www.ratracerebellion.com it has more options. Liveops does not pay for training and other companies that are legit will pay for training a really great company to work for is Teletech you can go to www.hirepoint.com you do need to have experience, they pay approxiamately 10.00 an hour and you get hra benefits and you are an hourly employee some of the other at home call centers you are not hourly they pay you by the minute that you are on the phone with the customer so if you get no calls you don’t get paid. Also with kids you have to have a quiet background no background noises whatsoever my friend got fired from a job with west at home because they heard her sons fighting in the background. Remember there are legit at home jobs. Hope this helps

We have a full price offer in on a short sale, anyone actually was successful with a short sale?

Question by Mr MOJO123: We have a full price offer in on a short sale, anyone actually was successful with a short sale?
Has anyone actually been successful with a short sale going through Bank of America. If so…..how long did it take? Here is my story so far –
We are dealing directly with the listing realtor and she is telling us that she is getting tasks from the bank (Bank of America) nearly everyday to get information to them. She has told us last week that they told her we should be able to close in about 30-40 days. We originally put our offer in about 5 weeks ago. Is she just feeding us a line or should we take what she is telling us for real and to expect to close in that time frame. This is exactly the house that we have been looking for and are very excited to move in, but I dont want to get my hopes up too much if we aren’t going to close for months.
Also what tasks would the bank be asking her to do? Last week Bank of America asked her to get all of our information i.e social security numbers, address, phone numbers, complete mortgage information, our preapproval letter from our lender etc……is this a good sign??? Please shed some light for me before I pull my hair out!!!!!
Our offer was accepted by the sellers,we are just waiting for the banks approval
The BPO was done before the house was listed and we put full price offer.
I live in Michigan

Anyone familiar with Short Sales?

Question by Christi: Anyone familiar with Short Sales?
Ok…we made an offer and the seller accepted, now we are waiting on bank approval. The new deadline (bank asked for a 2 week extension) is tomorrow. Our agent called me yesterday and told me all the bank was waiting on is a 2nd BPO, but that the listing agent told her the lender liked the numbers and it was looking good. Then she told me that the house is scheduled for a share of sale auction on 4/27!! and the only way to halt that auction is to have a buyer for the home! So, does that basically mean if the bank does not approve the sale by the 26th then that’s it, no house? How long does it take to get a BPO after it is ordered? and if they already have one, why do they need another? and does the listing agent really have that info, that the bank likes the offer? This is very frustrating…help, anyone?

Best answer:

Answer by I Buy And Sell Houses
Clarification: You refer to a “share of sale auction.” That’s “sheriff’s sale auction.”

Short sales are very frustrating. Your agent should have informed you of that.

That information is correct. If the house is sold at auction, then it goes to whoever bought it at auction. And if you’re not bidding on it at the auction, then it’s not yours. No house.

The only way to stop the sale is to make up all the delinquencies. That can be done by the original owner, or a new purchaser can come in.

Getting the BPO itself isn’t difficult. The difficulty is getting the lender to act once it receives the BPO.

Think of it this way: The fate of the house is like having two parallel train tracks. There’s a train on each track. One is the short sale track; the other is the foreclosure track. They’re both going along at the same time. Whichever one reaches the station first “wins.” You’re on the short sale track. But if the foreclosure/auction occurs first, you unfortunately lose.

Why do they need a second BPO? Because they don’t have enough confidence in the first one. They’re worried that the first one is too low, and that the house may actually be worth more than the first BPO and worth more than what you’ve offered.

It’s impossible to say whether the listing agent really “knows” that the bank likes the offer. But it doesn’t matter. Someone in the bank doesn’t have enough confidence in your offer and the BPO to accept it.

Hope that helps.

Q&A: Does anyone know who puts the advertising leaflets along with the monthly credit card statements we receive?

Question by : Does anyone know who puts the advertising leaflets along with the monthly credit card statements we receive?
From time to time, in our monthly statement envelopes we receive from our credit cards or from mortgage companies, there is a small double sided advertising leaflet size: 6”3/4 and 3”1/2.

For example, last month I received in my mortgage statement, a leaflet that was selling me labels that I could personalize for envelopes.

I am working for a small non-profit organization and we would want to use the media to bring awareness about our non-profit organization. We have contacted several credit card companies and the people we got on the phone have no clue about who puts the leaflets in the envelopes that are sent out.

It could be that there is an outside company that is outsourcing the entire mailing process and they would also be the ones who include the advertisement.

If you would know how the process works or if you work with that kind of business, please let us know who to contact for sending out this kind of leaflets for the non profit organization.

Thanks

It’s called advertising. Contact the public relations or consumer affairs department of your credit card company and they will get you in touch with the right group. It won’t be inexpensive.

Does anyone know about short sale real estate offer’s?

Question by Honey66: Does anyone know about short sale real estate offer’s?
I have VACANT(rental) property that has been for sale for awhile. I owe $ 52,000 but the best offer I have gotten is $ 27,000.(I have a default judgement against me because Im so far behind on payments) My Investor/Broker/ listing agent has told me a little about short sale. He says he has worked out a deal with my mortgage company. The BPO is $ 23,000–(there’s a contract for $ 27,000) and Im to sign a promissary note for $ 10,000 to pay with 0% interest over the next 10 years. Im not too sure if this is such a good deal or not. The courts told me I can sell the house(s) until December 1, 2007. Should I hold out for a better deal?

Best answer:

Answer by hirebookkeeper
How long do you plan on holding out. If you default, you will get a 1099 for the loan balance for which you will have to claim as income and pay tax on it.
