Don't listed to these idiots! THIS IS A SHORT SALE!!!!!!

If the Seller has signed the agreement, then you have a deal provided the bank agrees to the loss the seller is asking them to take! This is a short sale. Your buying the house from the owner and the owner is asking the bank to take less than the loan pay off to settle the transaction.
It is NOT a bank sale or what folks call an REO sale. REO: Real Estate Owned by the bank.

It does take about 30 to45 days to finish the loan once the lender agrees to the terms. The biggest secret to your dilemma is have you opened an escrow yet? If you have an escrow, then this means that the lender wants to see all of the numbers to determine the full extent of the loss to them.

Furthermore; if someone jumps in with a higher offer, this would be REAL STUPID!!!! Why pay more for the house than it's appraised value. The BPO really sets the stage for the deal!!!!

Don't worry, your on track.

Either the listing Realtor is blowing hot air, or she's clueless as to how long short sales take. Bank of America isn't going to get this done in 30-40 days. Moreover, if a better offer comes along in the interim, you will be asked to 'up' your offer or walk away. That you were 'first in line and offered full price" is meaningless when it comes to short sales. If the lender can get $ 3000 more from another buyer, it will simply refuse to approve your offer. Yes, it can do that, and has done so countless times.

Don't let yourself get excited here. Understand as well that only about 20% of short sale offers ever make it to closing.

Good luck.

I get the feeling that you aren't working with a buyer's agent (bad move on your part unless you have done this before), but I hope that you have an attorney to look over the contracts and other paperwork? And you did include an inspection contingency, right? This is a big purchase you are making, and you are putting all your interests in the hands of someone who's job is to get you to pay the most money that they can out of the deal.

If you had your own agent, they would be able to answer these sorts of questions for you.

Well I must say, I love these LISP presentations, but towards the person speaking over the PA, his comments and questions oddly ruin the mood and was the same as in Part #1. Sure it's a real-life in practice presentation but it makes this an un-enjoyable Google Tech Talk for how this certain person is like.

A stern response from Acermill, that takes some doing. You must be a first class jerk to earn that sort of remark from him! Congrats!

I am not going to read questions 1 - 7, but BoA's short sale conversion rate is less than 7%.

I don't know about Michigan, but in Alaska, a short sale my friend did recently took just over 6 months. In Las Vegas, my mom has been waiting to close on a condo that is a short sale since May. Short Sales typically take about 6 months to close, so be patient =)

I am working in this industry since last 1 year, i really appreciate the above answer given by one of my friend but i would like to help you with some more suggestions, follow these steps-
- Your man power should have good communication skills, no matter what the academic qualification is.
- You should reasearch to get a good process before you do anything, because 99% of your business depends on your process(this is the only way from where you are gonna earn, rest all are gonna be your expenses)
- I would suggest you to start with an outbound center as compare to inbound because investement involved in outbound is compartively very low as compare to inbound.
- You are in a one of the competetive market, so you need to have the manpower which is gonna be stable, this is the bigges problem companies are facing these days.
- You should try to get a process from client who is directly sitting in US, UK or Austraila (whereever you want to start with) because that will generate more revenue as compared to process take from outsourcers sitting in India.
Hope this will help you for any other query feel free to write me at mohitmadaan@gmail.com

If the property appraises at $ 450K and the loan is considerably less than that, the lender has no reason to agree to a short sale. Why should the lender lose money to make you or someone else happy? It sounds like the owners are too lazy to properly market the property so they can payoff the loan. You can always agree to pay an amount equal the loan balance plus closing cost and realtor fees if you really want the property.

Usually, a Broker knows what similiar houses have been selling for in the region and what price they would list the house for, expecting to sell it. That is the basis for the Broker Price Opinion. Actual comparisons are not done, so it is just a highly educated guess on the part of the Broker.

Banks are reluctant to come down below the BPO because they want maximum return / minimum loss from their investment.
It is now up to your agent to represent you. Your agent needs to convince the Broker that issued the BPO that the BPO was too high. An actual comparsion appraisal may be needed to convince the bank that the BPO is too high.

That is the problem of a BPO. The agent that performs the BPO never goes into the property.....rather just a drive-by estimate. They can't see the real condition of the property, especially on the inside and rear. Sent the bank a copy of the home inspection and pictures of the problem area's. At the same time, with $ 72,500 can fix a whole lot of repairs. Ask the bank to have another agent do another BPO.

The bank will allow the property to be sold at the fair market value. They know that the property must appraise for at least the sales price.

A BPO is not necessarily the fair market value.

If the appraisal says $ 450K, that IS the market value. You can ask whatever you want for a house, that doesn't make what you ask be market value. I can ask a million dollars for my townhouse, that doesn't make it worth a million dollars.
