We are dealing directly with the listing realtor and she is telling us that she is getting tasks from the bank (bank of America) nearly everyday to get information to them. She has told us last week that they told her we should be able to close in about 30-40 days. We originally put our offer in about 5 weeks ago. Is she just feeding us a line or should we take what she is telling us for real and to expect to close in that time frame. This is exactly the house that we have been looking for and are very excited to move in, but I dont want to get my hopes up too much if we aren’t going to close for months.
Also what tasks would the bank be asking her to do? Last week Bank of America asked her to get all of our information i.e social security numbers, address, phone numbers, complete mortgage information, our preapproval letter from our lender etc……is this a good sign??? Please shed some light for me before I pull my hair out!!!!!
Our offer was accepted by the sellers,we are just waiting for the banks approval
The BPO was done before the house was listed and we put full price offer.

A short sale can take a while (the name is misleading I know lol). I can’t stand Bank of America and I don’t trust most realtors, so I’ll try not be biased, but the information they asked from you looks normal to me. They need to know that you actually have been pre approved for that amount of money. Just keep in touch with the realtor because that is your biggest clue if anything is going wrong or not.

Has anyone actually been successful with a short sale going through Bank of America. If so…..how long did it take? Here is my story so far –

Can trade union employees blog/post on list serves about non-union companies?

Question by MDLandlord: Can trade union employees blog/post on list serves about non-union companies?
Are there any laws that would prevent an employee (not a member, but an official) of a labor union from blogging against a non-union company on community list serves or groups? If it’s not illegal, is it not ethical to encourage your local neighborhood group to block a new business that competes with the company your union represents? Any thoughts?

No. A law such as that would violate freedom of speech.

I don’t find it unethical for someone to blog that they believe everyone should boycott a new business that is non-union. It’s called free speech and I personally like free speech.

Can you be clear pls.

I have good expertise in BPO industry. I was with DELL outsource venture for almost 4 yrs. Have worked in UK. And now as business consultant..

Ingeneral I suggest to do this to achive ur AIM

1. Do extensive research in the industry you plan to venture
2.Acquire enough knowledge and expertise to run the show
3. Meet ppl in the same industry and find the risks involved
4. Analyse risks and your expertise to handle them
5. Develope financial mode -run it in the worst scenario and see the impact on profits etc.
6. Finally if everything looks good and positive. Implement your action to reach your AIM OR GOAL.

bank appraisal on a short sale higher than market value?

My wife and I have an offer on a short sales. Home was listed @ $ 399K and we offered $ 377500 knowing there would be some room to negotiate. The list price seems about right for the zip and price per sq ft. The back BPO came back @ $ 450K and the bank has yet to counter our offer. Also from the info our realtor has gotten, @ $ 450K the sellers could do a conventional sale and walk away even. It all seem a little out of whack on the numbers the bank is coming up with.

We paid to have our own home inspection done and there are about $ 20k in repairs to be done as well. I know the short sale is “as-is” and that is fine, however does the bank take any of that into account on their BPO and their counter?

Does the bank always start off as high as possible and then negotiate or when they counter that is their best price?
acermill – I do understand what the market value is and I do know we went in $ 30-$ 35 below market. I did extensive research and have seen the home inside and out. The BPO for this house is out of sync IMO since they neighborrhood had lots of 2 story 2200 sq ft homes selling for $ 425-$ 475. This is a one story home @ 1450 sq ft. It is not a cookie cutter area where all the homes are same size and same everything.

Thank you for your answer. We had our home inspector to take as many pics as possible and we will use that if we can. If not the bank will never get $ 450 and would be lucky to get $ 405. I home around the corner, however slightly smaller @ 1200 sq ft sold for $ 350.000.

I would think if the sellers owe $ 425 that if they thought they could get $ 450 they would and after fees be pretty close to walking away even.

The lender will absolutely consider the BPO valuation, and will most likely counter at a price fairly close to that $ 450K figure. Understand that the lender is not going to agree to a sales price considerably less than their BPO estimate provides. That the asking price was $ 399K is irrelevant. The lender will hold out for the highest sale price with which it can eventually sell.

DO understand that the asking price of $ 399K does NOT necessarily reflect market value.

I am B.Tech(electronics & communication)done in 2005.Since then working with BPO as no company takes fresher, even small electronics and communication companies don’t take freshers, every one wants experienced people. Tell me if no company will give job to freshers then how can we get experience? and also if by luck i get chance to have interview in electronics company then they say that as u have got bpo exp so there is no place for u. becoz they are paing u a lot and we can’t afford it, and this point of time no rebuttles work out even if I say “No I am ready to do as per ur norms”. But answer is “NO”.

well… Its really difficult to move to a development company with a BPO experience.
All you can do is do some advanced course in your field..Embedded systems could be an option. C-DAC organises such courses and they also provide placements.

Just out of interest I wanted to know what TV companies use to put out live programs such as football etc, sometimes you notice cool transitions and such that goes to a slow motion of the football goal just scored, then switches back to the football live coverage? It must be real easy software because it would take to long to do this on complex im guessing?

It’s nothing to have dozen or hundreds of people working a sporting event.

You would have an entire graphics debt doing stuff ahead of time, and at the game it’s self. They can also pull the score automatically from the score board (in most cases).

You transitions, and video clips, and photos, would be all pre-made before you even get the game.

That being said, you can look up
- VT by Newtek (NBC channel 4 in Detroit uses it)
- and the Tricaster also by Newtek. They use it for the D-leages in the NBA, and at many colleges.
(Best of all, one or two people can work the Tricaster, by selves).
